Walgreens (904 Oak Street, 406 Ocean Avenue & 408 Ocean Avenue) -
Applications for a special exception use and variance to the off-street parking code (46 parking spaces provided versus 63 spaces required) have been received for the development of a proposed Walgreen's on the northwest corner of Oak Street and Ocean Avenue. This area includes the location of the existing Chevron Station and the vacant property immediately to the west of the Chevron Station. These applications are currently undergoing staff review. The applications were considered by the Board of Adjustment on Thursday, April 26, 2007. The application requesting the special exception was denied, and the variance application withdrawn.

A new Special Exception application for 406 and 408 Ocean Avenue has been received proposing the construction of a Walgreens. The development would also include 904 Oak Street (Chevron Station). A variance application has also been received requesting a variance to the Code requirement for loading zones. The application requesting the Special Exception was continued by the Board of Adjustment from November 26, 2007 to Thursday, January 17, 2008 at 6:30 p.m. in the Community Center. The variance application was also continued to this meeting. The reason for continuing these applications was to provide the applicant time to develop a proposal acceptable to the Board in terms of appearance and operations.

*The applications for the Variance and Special Exception for a Walgreens store were both denied by the Board of Adjustment at its meeting held on February 21, 2008 by 4-0 votes.
